Metal for metal: no permit
According to the City, you need no permit in Saint-Laurent to repair or replace the covering of a sloped roof. Two conditions come with it. The roof keeps the same shape and the same load as the existing roof.
For a roof already covered in metal, new sheet metal can therefore replace the old one with no paperwork. The Saint-Laurent procedure names no allowed or banned material for sloped roofs.
The page does not define "the same material". Going from screwed ribbed panels to standing seam, or from steel to copper, can be read two ways. We put the question to the Saint-Laurent permit counter, 777 boulevard Marcel-Laurin, before deciding.
Shingles to metal: permit
A permit is required to replace the covering of a sloped roof with a material other than the one already used. It is also required to change the roof structure. Converting an asphalt shingle roof to metal falls under the first case.
Review fees are $9.80 per $1,000 of work. The minimum is $167.40 for a strictly residential building and $491.70 for a commercial, industrial, institutional or mixed-use building. The estimate covers all costs of the work, taxes included. Extra fees may apply to a building or area with heritage value.
The City asks for the quote or a cost estimate grid with taxes, the certificate of location, the data sheet for the planned materials showing the solar reflectance index (SRI) and any other useful document. Our detailed written quote goes straight into the file.
Same shape, same load
The shape and load condition applies even without a permit. A metal roof is often laid over an underlayment, sometimes over strapping. It must not change the roof line. If the project adds decking, battens or a layer over the old covering, we discuss it with you before the quote. A change to the structure requires a permit.
We come to see the roof before pricing it. The visit is also when we check what lies under the current covering.
Flat and low-slope roofs
According to the City, a roof with a pitch under 2:12 is a flat or low-slope roof. In Saint-Laurent, installing or replacing its covering requires a permit. The choices are limited.
- white gravel
- a material with an SRI of at least 78, certified by the manufacturer's specifications
- a green roof
The word "white" alone is not on the list. A white sheet is accepted only if its data sheet shows an SRI of 78 or more. The page cites only the manufacturer's specifications as proof. The part of the roof taken up by mechanical equipment or a terrace is exempt.
