Metal Roof in Verdun

In Verdun, putting sheet metal on a sloped roof requires a permit costing $9.80 per $1,000 of work, with a $167.40 residential minimum, according to the City of Montreal (November 2026). For roofing in Verdun, metal has a solid place on the list of allowed materials. The real question lies elsewhere. The new covering must match the format, colour and texture of the original material.

01

The metals Verdun accepts

For a building used as Housing or Commerce (except class C9), the City allows these coverings on a sloped roof.

  • asphalt shingles, or a metal covering that imitates the shape and texture of asphalt shingles
  • copper and tinned copper
  • enamelled, galvanized or stainless steel
  • cedar shingles, or a synthetic or recycled material that imitates them

Three of the four lines can lead to a metal roof. The list even names stainless steel and tinned copper.

02

The original format, colour and texture

The rule that sets Verdun apart comes on top of this list. The City describes two cases for the new covering of a sloped roof.

  1. The material has the format, colour and texture of the material being replaced, if that material is the original one or if the original's characteristics are documented.
  2. The material has the format, colour and texture of a material on another building of the same type, built within five years before or after yours, on the same stretch of street. That building's roof must have kept its original material, or its characteristics must be documented.

For metal, this changes everything. A roof that was originally metal can be redone in metal without trouble. An asphalt shingle roof that becomes standing seam changes format and texture. The City page does not say how the two rules combine in that case. A metal covering that imitates asphalt shingles is the closest fit to the rule, but only the Verdun permit counter can decide.

Before we give you a price, we look at what your roof was originally made of. An old photo, a building record or a neighbour from the same era can serve as proof.

03

Veterans' houses

On a Wartime Housing veterans' house, the City allows only asphalt shingles of a uniform colour, on the main building as well as on an accessory building. No sheet metal is allowed, not even the shingle-look kind. If your house is of this type, we will tell you at the visit.

04

Flat and low-slope roofs

A roof with a pitch under 2:12 is a flat or low-slope roof, according to the City. Replacing its covering in Verdun requires a permit. The roof must be green, white, covered with a reflective coating or white ballast, or reach a solar reflectance index (SRI) of at least 78. Metal on a low slope must therefore be white or reflective, with a manufacturer data sheet to prove it.

05

The permit file

For a sloped roof, the City asks for the quote or a cost estimate grid with taxes, the data sheet for the planned materials and any other useful document. For a flat roof, the data sheet must show the SRI. The minimum rises to $491.70 for a commercial, industrial, institutional or mixed-use building. Extra fees may apply to a building or area with heritage value.

Our detailed written quote is free and comes with no obligation. It names the profile, finish and colour of the metal, which is exactly what the counter will compare with the original material.
