Preventive Maintenance for a Commercial Roof

A commercial roof rarely dies of old age. It dies from a clogged drain, an open flashing or a puncture nobody saw. Maintenance is one of the three pillars of managing commercial roofing, along with choosing the system and running the work. A maintenance program finds these defects while they are easy to fix, before they soak the insulation and force a replacement.

01

Why maintenance costs less than replacement

A membrane is designed to last a certain number of years. Every year lost to neglect is a share of the replacement paid for nothing.

The damage does not stay on the roof either. Water that gets through a small hole soaks the insulation, which loses its effectiveness and does not dry. That water rusts the steel deck, stains ceilings and damages tenants' goods. A minor repair becomes a section replacement, then an insurance claim.

Of the three pillars of managing a commercial roof, only maintenance depends entirely on you, year after year.

02

What a maintenance program includes

A program is a written routine with a person in charge.

  • Inspections on fixed dates. Two a year, in spring and fall, plus a visit after every severe weather event.
  • Cleaning. Drains and strainers cleared of leaves, debris and objects left by other trades.
  • Small repairs. Lifting seams, cracked sealants and loose flashing, corrected without waiting.
  • A logbook. Dates, findings, photos, work done and invoices, kept in one place.
  • Access control. Knowing who goes up on the roof, when and why.
  • A winter plan. Who watches the snow, who clears the drains, who decides to call a professional.
03

Causes of premature aging

Five causes come up often.

  1. Standing water. A clogged drain turns part of the roof into a pond. The water adds weight and finds the smallest defect.
  2. Foot traffic. Ventilation technicians, antenna installers, window washers. Any of them can drop a screw or pierce the membrane without knowing it.
  3. Work by other trades. Equipment installed without a roofer, with improvised flashing, is a leak waiting to happen.
  4. Sealants that dry out. The caulking around penetrations does not last as long as the membrane.
  5. Debris. Leaves, branches and garbage hold moisture and block drains.
04

Warranties and insurance

A manufacturer's or workmanship warranty comes with conditions. Some require documented maintenance or an authorized roofer for any modification. Reread the text of yours. If in doubt, ask the issuer in writing what it expects from you.

Your insurer may also want to know the age and condition of the roof, or ask for proof of maintenance after a loss. Check with your insurer what your policy provides.

05

Who takes care of it

Any work at height carries a risk of falling. The person who goes up must be trained and equipped to do it. Leave the roof visits, inspections and repairs to us. Tell us which system covers the roof and which warranty applies.

Part of the routine can be done in-house without going up. Staff can watch the top-floor ceilings after a storm, note who went on the roof, report equipment added or moved, and keep the logbook.

FAQ

Frequently asked questions

At what age does a roof need maintenance?

A roof needs maintenance from its first year. A new roof has fewer defects, but its drains clog like any others and trades walk on it just as much. Starting early also gives a point of comparison for later.

Does maintenance really extend the life of a roof?

Maintenance mainly lets the roof reach the lifespan the manufacturer intended. Many neglected roofs do not reach it. The replacement also becomes something you plan rather than something you suffer.

Who pays for maintenance in a leased building?

How maintenance costs are shared depends on each lease. Some leases put roof maintenance on the owner, others split it among tenants. Reread your leases and consult a legal advisor if in doubt.
