The two metals on the list
To install or replace the covering of a sloped roof, the City requires a new material chosen from a list of ten. Metal appears twice.
- copper sheet
- pre-enamelled roofing sheet metal
Pre-enamelled sheet gets its finish at the factory, before it reaches the job site. We install it as standing seam or as ribbed panels. Copper remains an option for owners who want a roof that develops a patina over time.
The list does not name zinc, aluminum, unfinished galvanized sheet or steel shingles. The City page does not say whether a product missing from the list is refused or can count as pre-enamelled sheet. Before ordering, we have the exact product confirmed at the LaSalle permit counter, 55 avenue Dupras.
Always new metal
The word "new" is written into the rule. Sheet metal salvaged from another job, or panels stored for years, do not meet the letter of the list. Our quote names the product, its finish and its manufacturer.
Flat and low-slope roofs
According to the City, a roof with a pitch under 2:12 is a flat or low-slope roof. In LaSalle, its rules depend on the total roof area.
- Under 300 m². The same list of ten new materials applies, including copper sheet and pre-enamelled sheet.
- Over 300 m². The covering must be white, painted white, covered with a reflective coating or white gravel, or reach a solar reflectance index (SRI) of at least 56.
Above 300 m², a dark sheet metal does not meet the rule. A white sheet, or one whose manufacturer data sheet shows an SRI of 56 or more, does. The part of the roof taken up by mechanical equipment or a terrace is exempt.
Metal on a very low slope must also suit that slope. Manufacturer data sheets set the minimum pitch for each profile. We check it on site before we price the job.
What the permit requires
The City asks for the same documents for a sloped or flat roof in LaSalle.
- the quote or a cost estimate grid, taxes included
- the certificate of location
- the materials data sheet, showing the solar reflectance index
- the building record (fiche-bâtiment)
- any other document useful to the review
Our written quote itemizes materials, labour and taxes, so it goes straight into the file. We attach the manufacturer's data sheet for the chosen metal.
For a commercial, industrial, institutional or mixed-use building, the minimum rises to $491.70. The City notes that extra fees may apply to a building or area with heritage value. The fees are non-refundable.
Repairing an existing metal roof
Repairing or maintaining a roof requires no permit in LaSalle. A torn-off panel, a loose screw or a lifted flashing can be fixed without paperwork. A permit becomes mandatory as soon as the insulation or the roof structure is touched.
We handle emergencies 24/7 when a sheet lifts in the wind. From the ground, you can spot a flapping panel, a rust streak or a stain on the ceiling. Take photos and stay on the ground. We do the inspection up top.
