Roofing in LaSalle: Repair and Replacement

According to the City of Montreal (October 2026), a roofing permit in LaSalle costs $9.80 per $1,000 of work, with a minimum of $167.40 for a residential building. Among the areas in our guide to roofing in Montreal by area, LaSalle is one where an ordinary roof repair is done without a permit. The City says so for flat and sloped roofs alike. A permit comes into play as soon as the work touches the insulation or the structure, or when the roofing is replaced.

LaSalle has one rule of its own worth knowing. On a flat roof, the list of permitted materials changes at 300 m² of total roof area.

01

A borough with its own rules

LaSalle is a borough of the City of Montreal, and each borough sets its own roofing rules. General information on roofing in Montreal is not enough here. What matters is what LaSalle asks for, for your type of roof.

The City publishes two separate procedures for LaSalle. One covers flat or low-slope roofs, the other covers sloped roofs.

02

The buildings you find in LaSalle

LaSalle has single-family houses, duplexes and triplexes, apartment buildings, condos, and also commercial and industrial buildings. The roofs follow that variety. Plexes and apartment buildings often have a flat roof, while houses often have a sloped roof covered in shingles.

In LaSalle, flat roof standards depend on the total area of the roof, with the line drawn at 300 m². Below it, the City gives a list of ten new materials. Above it, the City requires a white roof, a reflective coating, white gravel or a material with a solar reflectance index of at least 56. A small plex and a large commercial building do not face the same list on the day the roofing is replaced.

03

Repairs that need no permit

According to the City, you need no permit in LaSalle to maintain or repair your roof. The examples given are simple.

  • replacing a few shingles
  • adding tar on a flat roof
  • repairing the covering of a sloped roof

The City's examples are not a complete list. For a larger repair, such as a big section of membrane to redo, the City page does not say where the line falls. The LaSalle permit counter can decide before work begins.

04

When a repair needs a permit

Two situations change things in LaSalle.

The first is touching the insulation or the structure of the roof. The City writes this inside the minor repairs section itself. A repair that looked simple can require a permit if we find soaked insulation to replace or structure to rebuild.

The second is replacing the roofing, or changing the roof structure. The City classes this work as major renovation, and a permit is required.

Ask us to write in the quote what we plan to do if the insulation or structure turns out to be damaged.

When a permit applies, the review fees the City publishes for LaSalle are $9.80 per $1,000 of work. The minimum is $167.40 for a strictly residential building and $491.70 for a commercial, industrial, institutional or mixed-use building. These fees are non-refundable.

05

The LaSalle permit counter

The permit application can be made online. You need an account on montreal.ca, and payment is by credit card.

You can also apply in person at the LaSalle permit counter, 55, avenue Dupras. The City procedure for sloped roofs says the counter receives by appointment only. The flat roof procedure does not carry that note. Book an appointment before going, to be safe.

The City pages consulted give neither opening hours nor processing times. For both, contact the counter.

06

While you wait for our visit

Do not go up on the roof, even a flat one, and leave the ladder where it is. What you see from the ground, a window or inside is enough to describe the problem.

Note where water shows up on the ceiling and when. Photograph the stains, and the roof itself if you can see it from a window or the sidewalk.

You can ask us for a quote for a roof located in LaSalle. Ask us for our RBQ licence number and check it in the public register of the Régie du bâtiment du Québec, as with any contractor.
