Roof Replacement in LaSalle

In 2026, the City of Montreal sets the permit to replace a whole roof in LaSalle at $9.80 per $1,000 of work, with a $167.40 residential minimum (procedure consulted in October 2026). This permit applies to flat and sloped roofs alike, while a repair of roofing in LaSalle needs none as long as neither the insulation nor the structure is touched. For a flat roof, the permitted material depends on a threshold specific to the borough, 300 m² of total area. The paperwork is prepared before the job, and our quote is its first piece.

01

Why a replacement needs a permit

The City classes replacing the roofing as major renovation. In LaSalle, a permit is required to replace the roof covering or to change the roof structure.

A roof repair in LaSalle, by contrast, needs no permit as long as neither the insulation nor the structure is touched.

02

Working out the permit fees

Review fees depend on the estimated cost of the work. For LaSalle, the City publishes:

  • $9.80 per $1,000 of work
  • a minimum of $167.40 for a strictly residential building
  • a minimum of $491.70 for a commercial, industrial, institutional or mixed-use building

The estimate must include all costs tied to the work, taxes included. The fees are non-refundable. Extra fees may apply if the building or its area has heritage value or is subject to special architectural standards.

03

The steps, in order

  1. Have the roof looked at. Ask us for a quote, and others if you want to compare. We go up, measure and inspect. You stay on the ground.
  2. Choose a compliant material. For a flat roof under 300 m², the City gives a list of ten new materials. Over 300 m², it asks for a white roof, a reflective coating, white gravel or a solar reflectance index of at least 56. For a sloped roof, the same list of ten materials applies.
  3. Get a detailed quote. It must show the cost with taxes and the planned material.
  4. Gather the documents. The list is below.
  5. File the application. Online or at the permit counter.
  6. Pay the review fees. Online, payment is by credit card.
  7. Wait for the permit, then start the work.

The City page gives no processing time for LaSalle. It also does not say how long the permit stays valid or what happens if work starts without one. Put all three questions to the counter.

04

The file to submit

For LaSalle, the City asks for:

  • the quote or a cost estimate grid, taxes included
  • the certificate of location
  • the materials technical data sheet, showing the solar reflectance index
  • the building record (fiche-bâtiment)
  • any other document relevant to the review

In a condo, add a letter of authorization from each co-owner or a resolution of the syndicate. If someone files the application for you, that person needs a power of attorney.

The City does not describe the building record on the page consulted. The counter can tell you where to find it.

05

Filing the application

Online, you need an account on montreal.ca.

In person, the LaSalle permit counter is at 55, avenue Dupras. The City procedure for sloped roofs says this counter receives by appointment only.

An agent can file the application for you, with a power of attorney. Have the contract state who files the application, who pays the fees and at what stage.
