Two rates depending on pitch
According to the City, a roof with a pitch under 2:12 is a flat or low-slope roof. From 2:12 up, it is a sloped roof. In Montréal-Nord, that line separates two rates.
- sloped roof: $9.80 per $1,000 of work
- flat or low-slope roof: $11 per $1,000 of work
The minimum is the same in both cases, $167.40 for a strictly residential building and $491.70 for a commercial, industrial, institutional or mixed-use building. The estimate includes all costs of the work, taxes included. The fees are non-refundable.
Standing seam can be laid on lower pitches than shingles, according to some manufacturers' data sheets. A low-slope roof redone in metal then falls under the flat roof rate. We measure the pitch at the visit, before pricing.
Sloped roofs: permit, no list
For a sloped roof in Montréal-Nord, the City requires a permit to replace the covering. It publishes no list of allowed or banned materials. Standing seam, ribbed panels and steel shingles are neither named nor excluded.
Repairing or maintaining the roof requires no permit. The City gives two examples, fixing a crack and replacing a few shingles. On a metal roof, replacing a screw or refastening a flashing fits the spirit of those examples. If in doubt, the Montréal-Nord permit counter, 4243 rue de Charleroi, can confirm.
Flat roofs: colour is set
Replacing the covering of a flat or low-slope roof requires a permit. The allowed materials are:
- a white material, painted white or covered with a reflective coating or white gravel
- a material with a solar reflectance index (SRI) of at least 78, certified by the manufacturer or a professional
- a green roof
- a combination of these coverings
Metal on a low slope must therefore be white or reach an SRI of 78. The part of the roof taken up by mechanical equipment or a terrace is exempt. On a flat roof, the City also states that a repair touching the insulation or structure requires a permit.
Documents to provide
For a sloped or flat roof, the City asks for:
- the quote or a cost estimate grid, taxes included
- the certificate of location
- the materials data sheet, showing the SRI
- any other document useful to the review
The data sheet is required even on a sloped roof, where no SRI threshold is published. We attach the metal manufacturer's sheet to our written quote. Extra fees may apply to a building or area with heritage value.
