Where these figures come from

There is no official source for roofing prices. Neither the city nor the Régie du bâtiment publishes rates. These ranges come from what roofing companies and a quote service write on their own websites. Each source is named at the bottom of the page.

These are posted prices, not prices paid. Read them as a ballpark for your budget, not as a quote. We have not checked whether taxes are included.

03

How to estimate the price of your roof

Multiply the roof area by the price per square foot. The roof area is not the floor area. A pitched roof is larger than the house it covers, and the steeper the slope, the bigger the gap. We measure the area on site or from an aerial view.

The calculator does the multiplication for each type of roof.

Ranges posted by roofers on their websites, collected October 3, 2026. This is not a quote. Access, tear-off and the condition of the deck change the price.

This calculation gives a first idea. A roof replacement is then priced roof by roof. Several factors move the total.

04

What pushes the bill up or down

  • Roof shape. A simple two-slope roof is covered quickly. Dormers, valleys, chimneys or, on a flat roof, parapets and equipment multiply the details to seal.
  • Access. A row plex with a narrow lane is not worked like a bungalow surrounded by lawn. Height, the use of a crane and occupying the street lengthen the work.
  • Tear-off. An old tar and gravel roof, or several layers on top of each other, produces heavy debris to dispose of.
  • The full system. Underlayment, insulation, cover board, new flashing, vents: every added element counts.
  • The deck. This is the big unknown. While the old roof is in place, no one sees all the wood. If it is rotten, it has to be replaced before the new roof goes on.

A good quote plans for the deck and gives a unit price for replacing it, so the surprise stays under control.

05

What is sometimes added

  • correcting the slopes of a flat roof where water pools
  • adding insulation or vents
  • replacing a drain
  • redoing chimney flashing or a masonry parapet
  • permit fees
FAQ

Frequently asked questions

What is the average cost to replace a roof in Quebec?

There is no official average. Roofers post $6 to $12 per square foot for asphalt shingles and $10 to $21 for elastomeric membrane. A metal roof runs $13 to $36 per square foot.

Why are the quotes I get so different?

The quotes do not always describe the same work. One includes a full tear-off and new flashing, another does not. Compare what is included, line by line, before looking at the total.

How can I replace my roof for less?

To replace your roof for less, get several comparable quotes, plan the work ahead rather than in an emergency, and check the available assistance programs before signing. The lowest price is not always the cheapest. A poorly installed roof has to be redone sooner.

Can the price change during the job?

Yes, the price can change if we find rotten wood once the old covering is off. Have the contract state the price of that work and how it will be approved.

How much does a flat roof cost?

A flat roof costs $10 to $21 per square foot in elastomeric membrane, based on the prices roofers post on their websites. The same sources give $9 to $17 for tar and gravel and $11 to $22 for a TPO or EPDM membrane. These are posted prices, materials and installation included, and only a visit gives a firm price.

How much does it cost to replace an asphalt shingle roof?

Replacing an asphalt shingle roof costs $6 to $12 per square foot, materials and installation included, based on the prices roofers post on their websites. Roof shape, access, tearing off old layers and the condition of the deck move the total. Only our visit gives a firm price.

What is the average roofer price per square metre?

Per square metre, roofers post about $65 to $130 for an asphalt shingle roof and about $110 to $225 for a flat roof in elastomeric membrane, materials and installation included. These figures convert the per-square-foot ranges in the table, one square metre being 10.76 square feet. In Quebec, roofing quotes are often priced per square foot or per project.

What is a roofer's hourly rate?

The collective agreement wage for a journeyman roofer was $45.36 an hour in the light residential sector as of December 28, 2025, according to the APCHQ pay table. With vacation pay, benefits and employer contributions, the same hour cost the employer $70.44. Since then, the Commission de la construction du Québec reports a 5.5% increase in that sector as of April 26, 2026. The rate in effect today is higher than in December 2025. That wage is not the price you pay. A roofer often prices per project, and the quote also covers materials, equipment, insurance and margin.
