The borough's rule
For Anjou, the City's sloped roof procedure says you need no permit to repair, maintain, renovate or replace a sloped roof. A roof is sloped from 2:12, or 16.7%. Roofs covered in asphalt shingles often fall in this group.
The page stops there. It names no allowed or prohibited material, no colour, no document. The materials required in the borough apply to flat roofs only.
What having no permit changes
Two things get simpler.
- You have no application to file before replacing the shingles.
- The job can be scheduled directly with us, with no wait for a file review.
What having no permit does not change
A roof redone without a permit is not a roof redone without rules.
The licence. In Quebec, a construction contractor must hold a licence from the Régie du bâtiment du Québec. The register of licence holders is public on the Régie's website. Ask us for our licence number and check it in that register before signing, as with any contractor.
Building rules. The City page does not detail the construction standards that apply to installation. It also does not say what happens if the work reaches the deck, the insulation or the structure. If we plan anything beyond a change of covering, consult the permit counter before the job starts.
Heritage value. The procedure consulted mentions no heritage standard for Anjou. If you think your building is subject to special standards, the counter can confirm.
Your other obligations. In a condo or a rental, an agreement or bylaw may govern the work. Check with your syndicate, your lease or a legal adviser. For damage covered by insurance, ask your insurer what it requires before repairs.
With no permit, keep your own records
A permit leaves a file with the City. In Anjou, a sloped roof is redone with no permit and no City file. The written quote and the invoice are the only documents showing what was done, when and by whom.
Ask us for a quote that states:
- the type of shingle and the manufacturer's warranty
- what goes under the shingles, such as underlayment, flashing and attic ventilation
- what happens to the deck if it turns out to be damaged once the roof is open
- our licence number
Before the visit, look at the roof from the ground or a window and photograph curled or missing shingles. Stay off the roof and off the ladder. The close-up inspection is our job.
