Repair or replacement
Repairing the covering or replacing a few shingles needs no permit. A simple roof repair in Verdun fits that case. The City sets one limit. Once the work touches the insulation or the roof structure, a permit is required.
A permit is also required to replace the covering of a sloped roof or to change its structure.
The new covering must look like the old one
The identical material rule is what defines the sloped roof in Verdun. The City describes two cases for new roofing.
In the first case, the material has the same format, colour and texture as the material being replaced. This works if the material in place is the original one, or if the features of the original material are documented.
In the second case, the material has the same format, colour and texture as a material on another building. That building has to meet several conditions.
- be the same type as yours
- have been built 5 years before or 5 years after yours, in the City's words
- stand on the same stretch of street
- have kept its original material, or have its features documented
The City page does not say what proof documents an original material. The permit counter can tell you what it accepts.
Permitted materials
For a Habitation or Commerce type of use, except class C9, the City allows:
- asphalt shingle, or a metal covering that imitates its shape and texture
- copper and tinned copper
- enamelled, galvanized or stainless steel
- cedar shingle, or a synthetic or recycled material that imitates its shape and appearance
Veterans' houses
The City has a separate rule for the veterans' house, known as Wartime Housing. Only asphalt shingles of a uniform colour are allowed. The rule covers the main building and the accessory building.
The page consulted does not define this type of house. The permit counter can confirm whether yours is one.
Pick the colour before signing
Before choosing a colour from a sample, check that it matches what the borough accepts for your building. Ask for a quote that names the material, its format and its colour.
The permit application requires the quote or an estimate grid, taxes included, and the technical data sheet for the planned materials. According to the City, the fee is $9.80 per $1,000 of work, with a minimum of $167.40 for a strictly residential building.
Frequently asked questions
Do you need a permit to replace shingles blown off by the wind?
No, as long as the repair is limited to a few shingles and touches neither the insulation nor the structure. Do not go up to inspect the damage yourself. The roof is looked at from the ground, and the rest is our job.
Can you change your shingle colour in Verdun?
The City asks for a material identical in format, colour and texture to the original, or to that of a comparable building on the same stretch of street. A new colour has to fit one of those two cases. Have your choice approved at the permit counter before ordering.
Can shingles be replaced with metal?
Enamelled, galvanized or stainless steel is on Verdun's list of permitted materials. The identical material rule also applies, and the City page does not explain how the two fit together. Bring your quote to the permit counter and ask.
