Who the program is for
According to the City, the owner can be an individual, a company, a cooperative or a non-profit housing organization. The building must have 1 to 5 units and be located in Montreal.
RénoPlex is the main one among the roofing grants available in Montreal. Buildings of 6 units or more fall under another program, Réno logement abordable.
The three blocks
The program sorts applications into three blocks. The block decides whether the roof is eligible.
- Block 1. It targets buildings of 1 to 5 units with a property value of no more than $3,860 per square metre. For the roof, only a green roof is listed in the work.
- Block 2. It is reserved for buildings of 2 to 5 units whose property value does not exceed the low property value threshold. It is the only block where roofing is listed in the work, along with the building envelope, openings and ventilation.
- Block 3. It covers buildings of 1 to 5 units, for flood protection work only. Here too, only a green roof is named.
In plain terms, a single-family house has no access to help for an ordinary roof. A duplex or a triplex does, if its property value is low enough.
How to check your eligibility
The City suggests four steps.
- Calculate the building's property value per square metre, with the tool on the program page.
- Find your block in the table of conditions.
- Check the amounts granted by type of work.
- Read the technical requirements in the program guide (Guide du programme).
The minimum grant you can apply for is $3,000 for Blocks 1 and 2, and $500 for Block 3. The amounts granted for a roof are in the City's tool. They depend on the building, and this page does not repeat them.
Requirements for the roof
The work must follow the program guide. The City gives one example. A flat roof must be redone with a white membrane. The other requirements are sent to you once the application is approved.
Permits remain your responsibility. You handle the process with your borough.
The timeline
- You apply online, with the documents listed in the program guide.
- You must wait for confirmation that the application is accepted before starting. Otherwise, you could lose your right to the grant.
- The City says to allow 3 to 4 months to receive that confirmation.
- You then have 18 months to complete the work, starting from the conditional approval.
If you have tenants
The City notifies tenants when a grant is awarded for their building. It also states that all grants received must be deducted from the cost of the work when rents are calculated.
Frequently asked questions
Does a single-family house qualify for RénoPlex for its roof?
According to the City's table, a single-family house does not qualify for RénoPlex for an ordinary roof. Roofing appears only in Block 2, reserved for buildings of 2 to 5 units. Blocks 1 and 3 name only a green roof.
Can I start the work while I wait for the answer?
No. The City writes that you must wait for confirmation, or you lose the right to the grant. The wait is 3 to 4 months. Apply well before the job.
What if my roof leaks while I wait?
Ask us for a temporary repair, then ask the office in charge of the program whether it changes anything in your file. The City's page does not cover this case.
